Cypress Hills sits at the northeast corner of Brooklyn against the Queens border, with the J and Z trains running above Jamaica Avenue and the A and C serving its southern edge. Highland Park and Cypress Hills Cemetery rise to the north. Most blocks are lined with attached two and three-family row houses from the early 20th century, some brick and many frame with later siding, plus small apartment buildings over storefronts.

The northern blocks climb toward Highland Park, while the southern part of the neighborhood is flatter. These are older houses, and many have the plumbing to match: cast iron and clay house sewers, galvanized water lines, and boilers that have been in the basement a long time. Rental units on the upper floors mean more people relying on one water heater, one sewer line and one gas service.

Common plumbing issues in Cypress Hills
Galvanized water lines
Many early 20th-century houses in Cypress Hills were piped with galvanized steel. It rusts from the inside, so pressure falls off and the water can come out brown after the house sits. Small repairs often knock loose more rust and make things worse. Replacing the galvanized sections, or the whole system, with copper or PEX restores the pressure for good.
Three-family houses and Local Law 152
A three-family house is not exempt from Local Law 152 the way a one or two family home is. If your building has gas piping and three or more units, it needs a gas piping inspection by a licensed master plumber every four years. We do the inspection, explain any findings, and file the GPS2 with the Department of Buildings.
Old house sewers
Houses throughout the neighborhood often still have their original clay or cast iron house sewers. Over a century those pipes crack or separate at the joints, and debris catches at the break and builds into repeat clogs. A camera inspection shows the exact spot, which keeps any excavation limited to the part that actually needs work.
Boilers in older row houses
Many row houses here still heat with a steam or hot water boiler that has served several owners. Watch for water leaking at the base, a boiler that runs constantly without heating the upper floors, or a pilot that keeps going out. We repair what makes sense to repair and give a free written estimate when replacement is the better value.

Plumbing in Cypress Hills: FAQ
Why is my water pressure low on the top floor of my row house?
In older Cypress Hills houses the usual cause is galvanized pipe clogged with rust, or an undersized water service. We check pressure at the meter and at the fixtures to find out which. Repiping the risers or replacing the water service usually solves it.
Does my three-family house need a Local Law 152 inspection?
Yes, if it has gas piping. Only one and two family homes are exempt. The inspection happens every four years on your community district's schedule and must be done by a licensed master plumber, who files a GPS2 certification with the Department of Buildings. We handle both.
Do you have technicians who speak Spanish?
Yes. Our technicians speak English, Spanish and French, so you can explain the problem and go over the estimate in the language you are most comfortable with. Call 718-748-2727 and tell us which language you prefer.
